The VA loan remains one of the strongest benefits available to eligible veterans, active-duty service members, and surviving spouses: financing up to 100% of the purchase price with no monthly private mortgage insurance, a benefit that can save hundreds of dollars a month compared with a low-down-payment conventional or FHA loan.
Eligibility runs through a Certificate of Eligibility (COE), which we can help you pull. Most VA loans carry a one-time funding fee, financed into the loan, which is reduced or waived entirely for borrowers receiving VA disability compensation.
VA loans also carry borrower protections worth knowing about β a cap on certain closing costs the veteran can be charged, and an appraisal process (the Notice of Value) that looks specifically at minimum property requirements, not just market value. It’s a program built for the borrower, and it’s underused; if you’ve served, it’s worth checking your eligibility before defaulting to a conventional loan.
